In The Neighbourhood: Sunny Side

Known among the locals as the “sunny side” of Canmore, the neighbourhoods on the northern side of the valley feature lots of natural sunlight from their south-facing windows. There are extensive trail networks that connect these neighbourhoods with downtown, through wilderness preserves and up to mountain peaks. Sports fields, small shops and local friendliness make this a desired area in Canmore.

Benchlands

This neighbourhood is small, but it boasts large family homes and townhomes on a quiet location that isn’t crowded. Most of the homes are from 1990’s to new builds and feature dramatic mountain views. Trail networks along the edge of the bench offer stunning views of downtown and the southern mountain ranges.

 

Eagle Terrace

Located at the base of Mount Lady Macdonald, Eagle Terrace is a relatively new neighbourhood in Canmore. With the majority of homes built from the early 2000’s onwards, the houses feature modern floorplans and current styles. They often have sweeping views of famous Three Sisters and Ha Ling peaks. The large townhomes, duplexes and single-family units attract residents and weekenders alike. Amenities such as sports fields, a large playground and extensive trail network make this neighbourhood an excellent choice for the active family.

 

Cougar Creek

The neighbourhood of Cougar Creek is a family-oriented community comprised of mostly full-time Canmore residents. It has amenities including Elizabeth Rummel School, several small shops, cafés, extensive trails that connect to downtown as well as many local hikes, and so much more. Most of the homes are single family houses, with a few townhouses and apartment-style condos. Homes range from 1980’s to early 2000’s builds, meaning there is a lot of variety in this neighbourhood. This area is often divided into smaller segments, including the Avens, Canyon Close and Riverstone. Areas like Avens and Canyon Close have larger-than-average back yards, while Riverstone has smaller lots and more affordable price points.

 

Grotto

This small neighbourhood is a great place for first-time home buyers. With large, townhome-style condos and manufactured homes, the area offers a relatively affordable price per square foot in Canmore. The homes often have large floorplans and they still get plenty of sunshine and mountain views. There is access to the extensive trail network that connects Canmore, sports playing fields, an off-leash dog park, a local daycare and several small businesses.

 

The sunny side of Canmore is also home to the resort community of Silvertip.
